Selecting the right real estate agent to sell your property is a difficult task. Obtaining appraisals, assessing market worth, researching an agent and Agency, comparing service, marketing, value and reputation are all essential, time consuming considerations – and complex without inside industry knowledge.

Debra Bratton, Real Estate Advocate can take complete control of the appraisal process and present a recommendation to you at completion or, attend the appraisals in an advisory capacity. This independent service is designed to save you stress, money and time.

Please note, referral fees from agents are not ever accepted as this would compromise the complete independence of the Real Estate Advocate services. Incentives and rewards offered by third parties are also refused.

Appraisals and Agents

Component 1

  • Appointments
    Three agents are short-listed by set criteria. Contact is made and appraisal appointments arranged.
  • Interviews
    Each agent is met on site for the appraisal interview.
    A series of pre-planned questions is posed to each agent to assess their suitability, strengths and weaknesses.
    Agents’ marketing strategies are completely evaluated.
  • Rank
    A strict selection criteria is applied, covering all facets of both the agency and agent. Agents are ranked in order of suitability ready for negotiation.
  • Recommendation
    Some client's prefer not to meet agents until the selection process is complete and a recommendation presented or, even after the agents fee structure has been secured. It is the clients’ choice.


Negotiation

Component 2

This service component encompasses negotiating all aspects of the very important Sales Agency Agreement and includes levels of service the agent is to deliver.
  • Commission Fees
    Negotiating is a refined skill. Negotiating and securing a competitive fee for our client, whilst maintaining an agent’s motivation is achieved.
  • Sales Agency Agreement
    Conditions, terms and time frame are secured to be advantageous to our client.
  • Advertising Budget
    Real Estate Advocate independent advice avoids clients’ paying to increase agents profiles and ensures advertising is appropriate for the property.
  • Open Inspections
    Real Estate Advocate secures peak viewing times for the property and enables clients’ to pre-plan all necessary arrangements.
  • Service Agreement
    Concise documentation provided by the Real Estate Advocate to the selected agent specifying service levels and conduct.

Total $550 for Components 1 and 2


Offers and Contracts

Component 3

Independent, experienced advice regarding offers and Contracts obtained by the agent. Terms, conditions, settlement time frame and price are all analysed.
  • Attendance and advice at auction, if applicable.
  • Broker engagement for property conveyance. Follow up until settlement.

Add $150 for Component 3 (Total $700)


To maintain low prices and overheads payment is requested on the day appraisals are conducted. Prices are effective as at February 2007 2006. Properties outside the Adelaide metropolitan area attract a small surcharge to cover additional time and travelling expenses. Please feel free to call for further information.
